One part of Sarasota is moving much faster than the rest

By Beyond Realty

Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That number is slowing buyers across the country. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, and Realtor.com reported September pending home sales were down 11.3% year over year. Against that backdrop, one Sarasota ZIP code is still moving at a pace that stands apart from the others.

The gap between 34240 and its neighbors

The Real Estate Data Aggregator counted 175 homes sold in ZIP 34240 in the three months ending August 31, 2026. That was up 8% from the same months of 2025. The median sale price came in at $857,500, up 23% from a year before. Those are the strongest price gains of the three ZIPs covered here.

The wider picture: rates are real, and inventory is still tight

Freddie Mac reported the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025, and that they surged nearly 40 basis points in September. That is a real cost for buyers. Nationally, the National Association of Realtors reported prices were up 1.3% in September 2026. The Sarasota numbers for 34240, where the Real Estate Data Aggregator showed prices up 23%, are well above that national figure. That gap reflects how tight supply has become in this particular ZIP.

What this means if you own a home here

These are three months ending August 31, 2026, so they do not capture what has happened since. Rates have moved, and the market will have moved with them. What the data does show is that 34240 and 34239 are behaving like two different markets right now, even though they share a city. A home on one street can read very differently from the ZIP code average. Pricing and preparation still matter in 34240. In 34239 and 34231, where supply is higher and days on market are longer, they matter even more.

In short
  1. ZIP 34240 had 45 median days on market, 3.2 months of supply, and 40.4% of homes under contract within two weeks, all in the three months ending August 31, 2026. ZIPs 34239 and 34231 sat at 98 and 61 days, with 5.3 and 6.2 months of supply.
  2. The difference between ZIPs is large enough that your street matters as much as your city.
