One part of Sarasota is moving much faster than the rest

By Beyond Realty
Real estate, Primary market

The number that changes what you should do: the Real Estate Data Aggregator counted a median of 45 days on market in ZIP 34240 for the three months ending August 31, 2026. That is 31 days shorter than the same period a year before. Realtor.com put the U.S. median at 64 days for the week ending October 24, 2026. So 34240 is moving faster than the national pace, and faster than it has in at least a year. If you own there, preparation and timing matter more than they did.

How fast is fast in 34240?

The Real Estate Data Aggregator found that 40.4% of homes in 34240 went under contract within two weeks of listing, for the three months ending August 31, 2026. That share is up 15.2 points from the same months of 2025. Nearly 4 in 10 homes did not sit long enough to need a second weekend of open houses. For buyers, that means some homes still call for a quicker decision, even with Freddie Mac reporting a 30-year fixed rate of 7.24% as of October 29, 2026.

Three ZIPs, three very different speeds

Not every part of Sarasota reads the same. The Real Estate Data Aggregator shows 34239 at a median 98 days on market for the same period, 19 days longer than a year before. ZIP 34231 came in at 61 days, 11 days shorter than last year. The spread between the fastest and slowest ZIP is 53 days. That is not a small difference. It shapes what a seller should ask and what a buyer should expect.

Prices tell a split story too

The Real Estate Data Aggregator put the median sale price in 34240 at $857,500 for the three months ending August 31, 2026, up 23% from the same months of 2025. That is a large move in one year. In 34239, the median was $580,000, down 15.6% from a year before. In 34231, it was $382,500, down 4.4%. Speed and price are not always in step. The fastest ZIP also had the highest price and the sharpest gain.

Supply is tightest where speed is highest

The Real Estate Data Aggregator counted 181 homes for sale in 34240 for the three months ending August 31, 2026, down 15.4% from a year before. Months of supply came in at 3.2, down 0.9 months from 2025. In 34231, supply held at 6.2 months, unchanged from last year. In 34239, it was 5.3 months, down just 0.1 months. Less supply in 34240 is part of why homes there move faster. More supply in 34231 and 34239 gives buyers more room and more time.

The rate backdrop

Freddie Mac reported that the 30-year fixed rate averaged 7.24% as of October 29, 2026. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers in every ZIP. It also matters for sellers pricing a home, because buyers are carrying more cost each month. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with prices up 1.3% from a year before. Sarasota's fastest ZIP is outpacing that national picture by a wide margin on speed, though the rate environment is the same for everyone.

More homes are coming to market

Across all three ZIPs together, the Real Estate Data Aggregator counted 474 new listings for the three months ending August 31, 2026, up 9.2% from a year before. Pending sales across the three ZIPs reached 449, up 14% from 2025. More buyers are moving even with rates where they are. That combination, more new listings and more pending sales, suggests both sides of the market are active. It does not mean every home sells fast. In 34239, the median was still 98 days.
