The Primary market is not moving as one market
The number that changes everything for a homeowner here: the Real Estate Data Aggregator counted three ZIP codes in this market for the three months ending August 31, 2026, and they told three different stories. Pricing by a market-wide average in that environment can put you on the wrong side of a deal.
Prices: a 23% gain in one ZIP, a 15.6% drop in another
| 34240 | 34239 | 34231 | |
|---|---|---|---|
| Median sale price | $857,500 | $580,000 | $382,500 |
| Price change vs. year before | +23% | -15.6% | -4.4% |
| Median days on market | 45 | 98 | 61 |
| Months of supply | 3.2 | 5.3 | 6.2 |
| Sale-to-list ratio | 96.6% | 94.8% | 94.6% |
The Real Estate Data Aggregator put the median sale price in 34240 at $857,500 for the three months ending August 31, 2026, up 23% from the same months of 2025. That is not a rounding error. Sales volume there rose too: 175 homes sold, up 8% year over year, and homes for sale fell 15.4%. Less supply, more sales, prices up. That is a tight market.
One ZIP code over, the Real Estate Data Aggregator told a different story. In 34239, the median sale price was $580,000, down 15.6% from the same period in 2025. Homes for sale rose 12.2%, and the median days on market stretched to 98 days, 19 days longer than a year before. More supply, slower sales, prices down. A buyer in 34239 has room to negotiate that a buyer in 34240 does not.
ZIP 34240: the tightest of the three
In 34240, the Real Estate Data Aggregator counted 40.4% of homes going under contract within two weeks of listing, up 15.2 points from a year before. That is the clearest sign of buyer urgency in this market. Sellers there gave up very little: the average sale came in at 96.6% of list price. New listings rose 20.2% to 196, yet supply still fell. Demand is absorbing what comes on.
ZIP 34239: more time, more supply, more room to move
In 34239, the Real Estate Data Aggregator counted 165 homes for sale, up 12.2% from a year before. With 98 median days on market and 5.3 months of supply, sellers there are waiting longer and accepting more negotiation. The sale-to-list ratio was 94.8%, meaning buyers were landing homes about 5% below asking on average. Pending sales did rise 15.1%, so demand is not absent. It is just slower to arrive.
ZIP 34231: the middle ground, with a caveat
In 34231, the Real Estate Data Aggregator put the median sale price at $382,500, down 4.4% from a year before. Homes sold fell 4.8%, and months of supply held at 6.2, unchanged from 2025. That is the highest supply figure of the three ZIP codes. The honest read: prices dipped a little, sales slowed a little, and supply did not ease. Still, days on market fell 11 days, and the share of homes going under contract within two weeks rose 6.5 points to 24%. Buyers are moving faster when they find the right price.
How the whole market looks from above
Across all three ZIP codes, the Real Estate Data Aggregator counted 410 homes sold in the three months ending August 31, 2026, up 4.3% from the same period in 2025. Homes for sale across the market fell 3.8% to 631. New listings rose 9.2% to 474, and pending sales climbed 14% to 449. The combined picture looks balanced. The ZIP-by-ZIP picture does not.
What the national numbers say, and why they do not settle it
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. The National Association of Realtors reported existing-home sales at 3.99 million units in September 2026, with national inventory at 1.60 million homes and prices up just 1.3% year over year. Those are slow-growth numbers at the national level. But the Real Estate Data Aggregator counted a 23% price gain in 34240 over that same stretch. National averages do not explain a local result like that.
The national median days on market was 49, according to data reported for the week of October 15, 2026. The Real Estate Data Aggregator put 34240 at 45 days, 34231 at 61 days, and 34239 at 98 days. One of those is faster than the national figure. One is twice as slow. If you priced your home using a national headline, you would be wrong in every ZIP code here.
Speed: where homes moved fastest
Nearly 2 in 5 homes in 34240 went under contract within two weeks of listing, the Real Estate Data Aggregator found. In 34239, it was about 1 in 5. That gap tells a seller where urgency lives and tells a buyer where patience is still an option.
What this means if you own a home here
If your home is in 34240, the Real Estate Data Aggregator data for the three months ending August 31, 2026 supports a confident ask. Supply is down, sales are up, and nearly half the market moved fast. If your home is in 34239, the same data says price carefully. Supply rose, days on market stretched to 98, and the median price fell 15.6%. Neither picture is a reason to panic or celebrate without knowing which one applies to your street.
- The Real Estate Data Aggregator counted 410 homes sold across the Primary market in the three months ending August 31, 2026. But 34240 saw prices up 23% and homes selling in 45 days, while 34239 saw prices down 15.6% and homes sitting for 98 days.
- One market average covers all of that, and it explains none of it.
- One street can read very differently from the ZIP code it sits in, and one ZIP code reads very differently from the one next to it.
