One part of Primary market is moving much faster than the rest
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 410 homes sold across ZIPs 34240, 34239 and 34231 together, up 4.3% from the same period in 2025. That sounds like one market. It is not.
ZIP 34240 is the tight one
The Real Estate Data Aggregator measured 3.2 months of supply in ZIP 34240 for the three months ending August 31, 2026. The National Association of Realtors put the U.S. figure at 4.9 months. So 34240 is tighter than the national picture. Supply there also fell 15.4% from a year before, while 181 homes were available.
That 40.4% two-week contract rate is up 15.2 points from a year ago, according to the Real Estate Data Aggregator. Nearly two in five homes there did not sit long. The median time on market was 45 days, which is 31 days shorter than the same period in 2025. Sellers in 34240 can plan for that kind of pace. Buyers there have less time to compare.
ZIP 34239 and ZIP 34231 are a different story
The Real Estate Data Aggregator counted 5.3 months of supply in ZIP 34239 and 6.2 months in ZIP 34231 for the same period. Both sit above the national 4.9-month figure from the National Association of Realtors. In 34239, the median home spent 98 days on market, 19 days longer than a year before. In 34231, that figure was 61 days, which is 11 days shorter than a year ago, though supply there was unchanged year over year.
| 34240 | 34239 | 34231 | |
|---|---|---|---|
| Months of supply | 3.2 | 5.3 | 6.2 |
| Median days on market | 45 | 98 | 61 |
| Under contract within 2 weeks | 40.4% | 22.2% | 24% |
| Median sale price | $857,500 | $580,000 | $382,500 |
| Sale-to-list ratio | 96.6% | 94.8% | 94.6% |
Prices moved in opposite directions
The Real Estate Data Aggregator put the median sale price in ZIP 34240 at $857,500, up 23% from a year before. That is a large move. In ZIP 34239, the median dipped to $580,000, down 15.6%. In ZIP 34231, it came in at $382,500, down 4.4%. Prices fell a little in two of the three ZIPs. That is worth knowing before you pick a number.
Mortgage rates are adding pressure across all three ZIPs
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73% the same week. CNBC reported rates above 7.5% that same week, calling it the highest level in three years. Rates at that level affect what buyers can afford in every ZIP here, and they slow decisions in the slower parts of the market even more.
What this means if you own or are buying here
In ZIP 34240, the Real Estate Data Aggregator counted 175 homes sold and 171 pending, with new listings up 20.2%. Demand is real there. In ZIP 34239, more homes came to market, up 12.2% year over year, and the median price fell. Buyers there have more to look at and more room to compare. In ZIP 34231, pending sales rose 20.1% even as the median price slipped 4.4%. More contracts are being written, but at lower prices.
One thing holds across all three: the Real Estate Data Aggregator counted 449 pending sales across the combined market, up 14% from a year ago. Contracts are being written. The pace just depends heavily on which ZIP you are in.
- ZIP 34240 has 3.2 months of supply, a 45-day median market time, and 40.4% of homes going under contract within two weeks.
- ZIPs 34239 and 34231 have more than 5 months of supply each and longer market times.
- One street can read very differently from the ZIP it sits in, and one ZIP can read very differently from the one next to it.
