One part of Sarasota is moving much faster than the rest
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That number is slowing buyers across the country. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, and Realtor.com reported September pending home sales were down 11.3% year over year. Against that backdrop, one Sarasota ZIP code is still moving at a pace that stands apart from the others.

What is driving 34240
The Real Estate Data Aggregator showed 45 median days on market in 34240 for the three months ending August 31, 2026. That is 31 days shorter than the same period of 2025. In 34239, the median was 98 days, which was 19 days longer than a year before. In 34231, it was 61 days. So 34240 is not just faster than its neighbors. It is moving in the opposite direction from 34239.
Supply tells a similar story. The Real Estate Data Aggregator put months of supply in 34240 at 3.2 months, down 0.9 months from a year before. In 34239 it was 5.3 months, and in 34231 it was 6.2 months. More supply means buyers have more choices and less urgency, which tends to push prices and pace in the other direction.
Buyers in 34240 are deciding quickly
The Real Estate Data Aggregator found that 40.4% of homes in 34240 went under contract within two weeks of listing in the three months ending August 31, 2026. That share was up 15.2 points from a year before. In 34239, the same figure was 22.2%, and in 34231 it was 24%. Nearly 4 in 10 homes in 34240 found a buyer in the first two weeks. That is not the case across the rest of this market.
Sellers in 34240 are still getting close to list
The Real Estate Data Aggregator put the average sale-to-list ratio in 34240 at 96.6% for the three months ending August 31, 2026, up 0.7 points from a year before. That means sellers gave up about 3.4 cents on the dollar from their list price, on average. In 34239 the ratio was 94.8%, and in 34231 it was 94.6%. The gap is not enormous, but it is consistent. Homes in 34240 are closing closer to what sellers asked.
The wider picture: rates are real, and inventory is still tight
Freddie Mac reported the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025, and that they surged nearly 40 basis points in September. That is a real cost for buyers. Nationally, the National Association of Realtors reported prices were up 1.3% in September 2026. The Sarasota numbers for 34240, where the Real Estate Data Aggregator showed prices up 23%, are well above that national figure. That gap reflects how tight supply has become in this particular ZIP.
What this means if you own a home here
These are three months ending August 31, 2026, so they do not capture what has happened since. Rates have moved, and the market will have moved with them. What the data does show is that 34240 and 34239 are behaving like two different markets right now, even though they share a city. A home on one street can read very differently from the ZIP code average. Pricing and preparation still matter in 34240. In 34239 and 34231, where supply is higher and days on market are longer, they matter even more.
- ZIP 34240 had 45 median days on market, 3.2 months of supply, and 40.4% of homes under contract within two weeks, all in the three months ending August 31, 2026. ZIPs 34239 and 34231 sat at 98 and 61 days, with 5.3 and 6.2 months of supply.
