Primary market inventory fell as pending sales rose
The one fact that changes what a homeowner should do right now: the Real Estate Data Aggregator counted 614 homes for sale across the Primary market in the three months ending July 31, 2026, down 15.5% from the same period a year before. Fewer choices for buyers usually means the homes that are priced and presented well get more attention. That is worth knowing before you decide when to list.
At the same time, the Real Estate Data Aggregator counted 468 pending sales across the Primary market, up 7.1% from a year before. Buyers are still signing contracts even with fewer homes to choose from. That combination, less supply and more demand, is what drives the numbers below.
For context, the National Association of Realtors put national supply at 4.9 months, which they called the highest level in over ten years. Two of the three ZIP codes in this market sat at or below that number. That tells a different story than the national picture.
What mortgage rates are doing to buyers
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026, and the 15-year at 6.60%. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. That is real pressure on buyers' monthly payments. Even so, the pending sales numbers here show buyers are still moving.
ZIP 34240: the tightest supply of the three
The Real Estate Data Aggregator counted 171 homes for sale in ZIP 34240, down 27.5% from a year before. That is the sharpest inventory drop in the market. Supply sat at just 2.6 months, down 1.3 months year over year. The median sale price came in at $857,500, up 18.3%. Homes sold: 198, up 6.5%. Nearly 4 in 10 homes (39.7%) went under contract within two weeks of listing, up 9.1 points from a year before. Not every home sold fast, but the ones priced well did not sit.
ZIP 34239: more supply, but buyers moved faster
ZIP 34239 had 166 homes for sale, down 5.1% from a year before. Supply sat at 4.9 months, down 1.6 months, which matches the national figure the National Association of Realtors reported. The median sale price was $677,500, down 1.5%. Prices dipped a little here, and that is worth noting honestly. On the other side, homes sold rose 26.8% to 104, and pending sales jumped 23% to 107. Days on market fell 16 days to 63. Buyers found this ZIP and acted.
ZIP 34231: the most homes for sale, and still moving
The Real Estate Data Aggregator counted 277 homes for sale in ZIP 34231, down 12.3% from a year before. Supply was 5.1 months, the highest of the three ZIPs, down 0.4 months. The median sale price was $402,500, up 0.6%. Homes sold fell 5.1% to 168, so not every home found a buyer. Pending sales rose 7.1% to 182, and 25.8% of homes went under contract within two weeks of listing, up 8.1 points. Days on market fell 9 days to 50. The lower price point is drawing buyers in.

The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026, and 0.3% quarter over quarter from the first to the second quarter of 2026. The Primary market's median prices ranged from flat to up 18.3% depending on the ZIP, which is a wider spread than the national number suggests. Realtor.com reported active listings nationally up 6.3% from a year ago. In this market, the Real Estate Data Aggregator showed inventory down 15.5%. This market moved in the opposite direction from the national trend.
- The three months ending July 31, 2026 showed fewer homes for sale and more buyers signing contracts across the Primary market.
- 34240 had the tightest supply at 2.6 months and the highest median price at $857,500. 34239 saw the biggest sales increase at 26.8%.
- 34231 had the most inventory but still saw pending sales rise 7.1%.
- Rates above 7% (Freddie Mac, October 1, 2026) are real, and buyers feel them.
- But the pending sales numbers say buyers are still in the market.
One street can read very differently from the whole ZIP code. A home on one block may sit longer or sell faster than the ZIP average suggests. The numbers above are the starting point, not the full answer for your specific address.
